| The RV Park is situated on about 12 to 14 of those acres and has an additional 7 acres adjacent to the west for expansion and the remainder for development to the north. We have increased the annual income due to our continual improvement. We have added Wi/Fi to parts of the park, contracted with Reservation Friends (they work with over 700 parks), a web-based RV reservation system, to bring the park on-line (countryboysrvpark.com). We have updated the satellite TV system (still are working out some bugs). Other capital improvements have been electrical and sewer repairs, the purchase of a camper for on-site management as well as the pool repairs. 2008 gross income should be approximately $200,000.
There are no flood plain, unusable areas (except at the far northwest boundary along a creek bed where there are steep slopes and the sewer line), nor rock that we know of. Most of the site has been cleared, with the exception of the 7 acres adjacent to the west of the RV park along Mt. Olive Road.
Significant retail and commercial development is located at the I-85 and Hwy 441 interchange; this development is quickly creeping south to the subject area. The Tanger Outlet Center, located north of I-85 and the Tanger Town Center, an older center which is south of I-85 contain over 125 stores. These locations have paved the way for other quality retailers. The businesses at this interchange serve the counties of Franklin, Madison, Banks, Jackson and Barrow. Home Depot, Wal-Mart, Longhorn, Starbucks, Sherwin Williams, O’Reilly’s, Arby’s, McDonald’s, Cracker Barrel, Sonny’s, many hotels and a host of other retailers are found here. Target, Lowe’s and other quality development was rumored to be coming to the Craven site, which is located to the north and northeast; however this is not confirmed. Moreover, a hospital will be constructed along Hwy 441 southeast of the subject. |
